Armour Hills Feb 2017 Home Sales Stats

Not a lot of activity in Armour Hills in February regarding number of sold homes–however, that is normal as the first couple of months of the year are not popular times to list  due to traditionally cold weather.  Still, there was an increase in median sales price!  Let’s look at the February 2017 home sales for Armour Hills, and a comparison to last year.

Feb 2017                                                 

Median list price:      $314,500                          

Median sales price:  $314,500                          

Number of homes sold:  5                                 

Feb 2016        

Median list price:       $249,500

Median sales price:   $247,000     

Number of homes sold:  3    

That’s quite a jump in the median price for one year–however, larger and more expensive homes closed this year as compared to last.  Note that sellers are getting virtually their asking price.                   

Now let’s look at year to date:

Median list price:      $314,500                                    

Median sales price:  $314,500                         

Number of homes sold:  9                                 

Days on market:             36

The lowest sales price so far this year $205,000 and the highest was $440,000.

Median list price:        $249,950

Median sales price:    $252,500

Number of homes sold: 5

Days on market:            50

We are off to a good start this year–prices are up, and more homes are selling!  Currently in Armour Hills there are five active listings with a median price of $312,000 and five days on market.

Armour Hills Home Sales Report-Jan 2017

Armour Hills was a hot location for homebuyers in 2016: many sellers got close to asking price; some homes had bidding wars!  Median prices were up almost 3% over 2015.  I think 2017 will be a strong sales year for our neighborhood as well.  Let’s check the January 2017 sales for Armour Hills in the Brookside area of Kansas City:

More expensive homes closed last month, pushing the median price higher.  Although only two homes sold in Jan 2016, one of them went for $12,555 over the asking price–so the median sales price is way higher than list price.

Currently there are just two homes for sale in Armour hills, with a median price of $315,000.

Armour Hills July 2016 Home Sales Stats

Home buyers continue to see Armour Hills as a desireable place to purchase a home…the trend continues of buyers paying more than the asking price to purchase in this Brookside neighborhood. Here are the home sales stats for June 2016:

Of the eight homes that closed last month, five sold at or above list price. One home sold for $25,000 over the asking price!

Although the median price is lower than July 2015, pay attention to the year-to-date figure:  prices are running 3.8% higher in 2016 and spending fewer days on market. Less homes for purchase means prices go up.

Currently there are just 4 homes for sale in Armour Hills, with a median list price of $225,000   and 12 days on market.

Armour Hills….one of the best subdivisions in Brookside!  Of course, I am a bit partial because I live in Armour Hills.  However, check out these home sales stats for June 2016–buyers are snapping up homes here in a hot market that favors sellers:

Although fewer homes are selling…that is due to lack of inventory.  There is plenty of demand. You can see the median price is up yet again!   Currently there are five homes for sale in Armour Hills, with a median list price of $279,950 and  19 days on market.

Armour Hills Jan 2016 Home Sales Report

Hello Armour Hills neighbors…not much to report regarding January 2016 home sales in our subdivision, so this blog will be short!  Here are last month’s home sales for Armour Hills in Brookside:

In January 2016, two homes sold in Armour Hills.  The median list price was $264,475 and the median sales price was $269,155.  Average days on market:  39.

You’ll notice the median sales price was higher than the list price. This is because one of the two homes sold for $12,550 over the list price.  There could have been a bidding war for the property.

In January 2015, four homes sold.  The median list price was $232,277 and the median sales price was $232,000.  Average days on market: 24.

(as a side note, the $400K house listed on W 70th Terr this month was under contract in less than 48 hours)

Currently there are 4 active listings in Armour Hills, with a median price of $237,475 and 89 days on market.

As I was reporting monthly stats on  Armour Hills homes throughout last year, I knew the trend was rising prices.  We’ve had a big increase in our home values–that’s good news for both sellers and buyers!  Let’s take a look at the specific numbers:

In 2015:

*79 homes sold

*Median list price:  $269,500

*Median sales price: $265,000

*Average days on market: 34

The highest sales price in Armour Hills was $461,000; the lowest was $139,000.

In 2014:

*70 homes sold

*Median list price:  $239,950

*Median sales price: $236,500

*Averages days on market: 32

The highest sales price in Armour Hills that year was $474,000; the lowest was $125,000.

A few more homes sold in 2015 than 2014, and the median sales price jumped 12%!  

It’s good news for both buyers and sellers because…buyers want to purchase in an area where home values are going up (not down); and sellers want to continue to gain equity in their homes.
