Waldo Home Sales Report-August 2021

Nothing really new regarding this report…Waldo prices continue to rise, and homes go under contract very quickly. Perhaps as we get into the fall/holiday season, prices will ‘normalize’ somewhat and bidding wars will subside. For these numbers, I’m using Waldo street boundaries of State Line to Holmes, Gregory to 85th St.

Last month, most homes went under contract within two days and prices up 9.6% compared to August 2020. The lowest closed price was $100,000 and the highest was $500,000.

Compared to last year at this time, home values are up 17% ! More homes are selling, for more money and in less time. Currently there are 20 homes listed, with a median price of $249,950 and 23 days on market. Prices range from $97,000 to $417,000.

Waldo Home Sales Report-July 2021

Here we are into the ‘dog days’ of summer, trying to stay inside, escaping from the triple digit temperatures. Home sales usually dip in August–next month we’ll see if that holds true for this red hot home buying year. For now, here are the Waldo home sales stats for July 2021, using the boundaries of Gregory to 85th St; State Line to Holmes.

Those figures represent a 21% increase in sales price compared to last year! Lowest closed price was $138,000 and the highest was $445,000.

The number of homes sold is running a bit ahead of last year; and properties are still selling very fast once they hit the market. Median sales price is up 17% over last year.

Currently there are nineteen single family homes for sale in Waldo, with a median list price of $245,000 and 16 days on market.

Waldo Home Sales Report-June 2021

Waldo continues to be one of the most desirable locations for homebuyers this year–like everywhere else, prices are going way up. Halfway through the year, let’s take a look at what’s been happening in Waldo. I’m tracking single family home sales, in the area bordered by Gregory, 85th and State Line to Holmes.

Buyers regularly paid way over list price to get a home in Waldo last month–check out the list price below compared to the final sales price. Competition is fierce out there! Here are the details for single family home sales in Waldo, using the boundaries of State Line to Holmes; Gregory to 85th St:

Home values are up 3.7% over last year–which is more in line with what we’ve been experiencing the past few years. Waldo Home Sales Report-July 2020

Ah…I am a bit late in posting these stats, my apologies! When the days can all seem the same….my schedule isn’t as rigid! As for the report, can the Waldo market get any tighter for buyers?!?! It is frustrating, having to bid against several other buyers for new listings. Prices continue to rise due to lack of inventory and high demand.

As you can see from the days on market number, homes are going under contract within 48 hours of listing. Although the median price is 11% lower than last July, the closed price is way above the list price. Below are the YTD figures:

Prices are down YTD from 2019, just a bit, it’s still very much a sellers’ market. Buyers need to get into new listings the day they hit the market to take a look, because there are just not homes for sale to meet demand. Currently, there are 11 single family homes for sale in Waldo, with a median list price of $215,000 and 29 days on market.

The pandemic has not slowed down Waldo home sales or prices!  There is still a lot of demand from buyers looking in this area.  Homes are selling fast too, often with multiple offers.  Here are the stats, using the Waldo area from State Line to Holmes/Gregory to 85th St:

That’s a hefty 10.5% increase from a year ago regarding sales price; however looking at the YTD numbers will tell us more.  Overall, neighboring Brookside prices are slipping compared to a year ago but in Waldo, still on the upward trend:

So far this year, many sellers are getting an average of 2.75% over asking price for their Waldo homes; and houses are under contract within two weeks.  Currently there are 14 single family homes for sale in Waldo, with an average list price of $339,925 and 16 days on market. One reason for the high average list price is the four brand new homes under construction on the 7700 block of Kenwood–all priced over $350K.

So how is everyone holding up?  Grateful that we have a beautiful Spring blooming in our neighborhood!  I’m still seeing new listings pop on the market in the Brookside/Waldo area–and selling quickly.  As the year goes on, there will probably be a slowdown as many sellers have decided to stay put for now.  In the meantime, here are the home sales stats for the Waldo area (State Line to Holmes; Gregory to 85th St) for last month. Keep in mind that these homes went under contract prior to the pandemic.

Technically, home prices are down about 4% YTD, however sellers getting list

price or a little above.  There is still strong demand, and not as many sellers are listing due to COVID 19.  Currently there are just 11 homes for sale in Waldo, with a median list price of $212,500 and 44 days on market.

Hello neighbors!  Waldo home sales have been on a steep incline this year…October figures show a decline in value compared to last year!  But it’s a fluke–overall, numbers are up year to date.  Here are the details, using the Waldo street boundaries of State Line to Holmes, Gregory to 85th St:

Waldo home prices are 5.8% higher this year, although fewer homes have sold–probably due to a lack of inventory.  Currently there are 36 active single family homes for sale in Waldo, with a median list price of $219,000 and 19 days on market.  The lowest asking price is $47,000 and the highest is $525,000.

Wonderful Waldo gets it’s nickname not only from the many eclectic, locally owned shops and eateries–also for it’s wide variety of housing stock!  Last month the lowest closed price was $65,000 and the highest was $403,500.  Let’s look at the stats:
